Patrick J. Martin
Prior to founding GEOS Capital, Mr. Martin was a Senior Managing Director of Centerline Capital Group (“Centerline”), and co-head of that firm’s Commercial Real Estate division. At the time of his departure from Centerline in 2008, Mr. Martin was responsible for overseeing the Company’s national debt origination practice, as well as the firm’s equity investment and pension fund advisory business. During his tenure in the Commercial Real Estate Group, Mr. Martin helped increase the group’s production by over 25%, enabling the group to deploy over $2 billion in debt and equity in 2007. |

Prior to joining Centerline’s Commercial Real Estate Division, Mr. Martin spent 14 years at Centerline’s predecessor Affordable Housing division, Related Capital Company and CharterMac, where he was instrumental in establishing the industry’s premier Low Income Housing Tax Credit practice and led Centerline’s origination efforts. Mr. Martin was directly involved in investing over $1.7 billion of tax credit equity in 344 properties valued in excess of $4.2 billion and is recognized as one of that industry’s innovative leaders. While a member of CharterMac’s Affordable Housing division, he also managed six joint venture development efforts under which the firm jointly acquired and rehabilitated over 1,800 residential units. Prior to joining Related Capital, Mr. Martin was a Financial Analyst for Colliers International in Montreal, Canada. At Colliers, he performed commercial and industrial property valuations, as well as commercial lease analyses.
Mr. Martin holds a Masters degree in Real Estate Investment and Development from New York University in 1992. He also received a Bachelors degree in Business Administration from Concordia University in Montreal, Canada.

James D. Spound
Prior to founding GEOS Capital, Mr. Spound was a Senior Managing Director of Centerline Capital Group (“Centerline”), a subsidiary of and Co-head of that firm’s Commercial Real Estate division. At the time of his departure from Centerline in 2008, Mr. Spound also served as President of Centerline Financial LLC, a Triple-A rated credit intermediation subsidiary, which Mr. Spound helped launch and lead through the rating process in 2006 and 2007. During his career, Mr. Spound has been responsible for the origination and structuring of over $4 billion of debt financings on behalf of sponsors of affordable housing. |

Mr. Spound joined Centerline in 1998, where he established that firm’s lending practice to serve the affordable housing industry. The initial program that Mr. Spound created and led for several years was a direct purchase program for tax-exempt debt. This program, formerly known as CharterMac, quickly became the country’s leading private origination and securitization vehicle for debt raised to finance affordable housing. As head of Centerline’s affordable debt platform, Mr. Spound lead the expansion into multiple products lines including GSE sponsored loans and mezzanine debt.
Previously, Mr. Spound was with Wachovia (First Union) Capital Markets, where he was a Vice President in the Public Finance Department specializing in affordable housing finance. Mr. Spound was senior consultant at Kenneth Leventhal & Company focused on debt restructurings in the real estate industry. He spent the first three years of his financial career as a project manager at New York City’s Economic Development Corporation, where he was responsible for underwriting and administering incentive loans to support the City’s economic development goals.
Mr. Spound received a Bachelor of Arts degree from Brown University and a Master of Science in Management from the Sloan School at the Massachusetts Institute of Technology.
